Understanding CPF Housing Scheme

The CPF Housing Scheme allows Singapore citizens and Permanent Residents to use their CPF Ordinary Account (OA) savings to purchase residential properties. This calculator helps you plan your property purchase by showing how much CPF you can use and the long-term implications including accrued interest.

Types of Properties Eligible for CPF

  • HDB Flats: New and resale flats from Housing & Development Board
  • Executive Condominiums (EC): Hybrid between public and private housing
  • Private Properties: Condominiums, apartments, landed properties with remaining lease of at least 20 years

CPF OA Usage for Different Property Types

  • HDB with HDB Loan: Can use CPF for entire down payment (minimum 10%)
  • HDB with Bank Loan: Minimum 5% cash, can use CPF for remaining 15%
  • Private Property: Minimum 5% cash, can use CPF for remaining 20% of 25% down payment

Understanding Accrued Interest

When you use CPF for housing, the amount withdrawn would have earned 2.5% interest if left in your OA. This "opportunity cost" is the accrued interest. When you sell your property, you must refund:

  • Principal CPF amount used for down payment and monthly payments
  • Accrued interest at 2.5% per annum, compounded yearly

This ensures your retirement savings are protected and continue to grow even while being used for housing.

Tips for CPF Housing

  • Consider paying more in cash if you can afford it to reduce accrued interest
  • Shorter loan tenure means less total interest but higher monthly payments
  • Refinancing your loan later can help if interest rates drop
  • Make sure you have sufficient CPF savings for retirement before maximizing housing use
