Read this before acting on any result

Every figure on this site is an estimate, generated from the numbers you typed using general formulas. It is not financial advice, not a quotation, and not an offer of credit. Your lender's actual figures will differ.

1. Not financial advice

EMI Calculation is an educational tool. We are not a bank, lender, credit broker, insurer, tax adviser, or licensed financial adviser, and we are not regulated as one.

Nothing on this site takes account of your personal circumstances — your income stability, other debts, dependants, tax position, risk tolerance, or goals. Because of that, it cannot be, and must not be treated as, a personal recommendation. Before acting, seek advice from a qualified professional who is licensed in your jurisdiction and who knows your situation.

2. Why our numbers differ from your lender's

People are often surprised that a calculator and a lender disagree. Usually it is one of these:

Fees and charges

Processing fees, origination fees, valuation, legal and stamp duty costs are often excluded, or estimated with generic defaults.

Rounding and day-count

Lenders round differently and may use actual/365, 30/360 or another day-count basis. Small differences compound over a long term.

Your credit profile

The advertised rate is rarely the rate you get. Pricing depends on credit score, loan-to-value, income and product.

Rules that change

Tax bands, subsidy caps, scheme eligibility and statutory limits change. Defaults on this site may be out of date.

Insurance and escrow

Mandatory insurance, property tax escrow and similar add-ons are frequently required but not always modelled.

Variable rates

Any projection beyond the current rate is a scenario, not a forecast. Real rates move.

3. No guarantee of accuracy

We take care with our formulas and test them against published examples, but we do not warrant that results are accurate, complete, or current. Errors in code, data, assumptions, or interpretation of a local product's rules are possible.

If a result looks wrong, please tell us — and in the meantime, trust your lender's written figures over ours.

4. Country-specific and Islamic finance calculators

Some calculators model products specific to a country (for example KPR, CPF, HDB, HECS-HELP, Flat 35, Pag-IBIG, or Mudra) or to Islamic finance (Murabaha, Ijarah, Musharakah, Istisna, Salam, Tawarruq).

These are modelled from publicly available descriptions of how the products generally work. Eligibility rules, profit calculation methods, subsidy tiers, and regulatory caps vary between institutions and change over time. For Shariah-compliant products in particular, the contractual structure and its treatment must be confirmed with the institution and, where relevant, its Shariah supervisory board. Treat these calculators as illustrative only.

5. No liability

To the fullest extent permitted by law, we accept no liability for any loss or damage — direct or indirect — arising from use of this site or reliance on any result. This includes financial loss from entering into, or declining, any credit or investment arrangement.

You remain solely responsible for your financial decisions.
