About Amortization Schedule Generator
An amortization schedule is a complete table of periodic loan payments showing the amount of principal and interest that comprise each payment until the loan is paid off at the end of its term. Early payments are mostly interest, while later payments are mostly principal.
How Monthly Payments are Calculated
The monthly payment formula is: M = P x [r(1+r)^n] / [(1+r)^n - 1]
- M = Monthly payment
- P = Principal (loan amount)
- r = Monthly interest rate (annual rate / 12)
- n = Total number of payments
Benefits of Extra Payments
- Save on interest: Extra payments reduce principal faster, decreasing total interest paid
- Earlier payoff: Pay off your loan months or years sooner
- Build equity faster: For mortgages, build home equity more quickly
- Financial freedom: Eliminate debt obligations sooner
Understanding Your Schedule
- Payment Number: The sequential payment count
- Payment Date: When each payment is due
- Principal: Amount going toward loan balance
- Interest: Cost of borrowing for that period
- Balance: Remaining loan amount after payment
- Cumulative Interest: Total interest paid to date
