Understanding Shared Ownership
What is Shared Ownership?
Shared ownership is a UK government-backed scheme that helps people get on the property ladder. You buy a share of a home (25% to 75%) and pay rent on the remaining share to a housing association. It's designed for first-time buyers or previous homeowners who can't afford to buy outright.
Who is Eligible?
- Household income £80,000 or less (£90,000 in London)
- First-time buyers or previous homeowners who can't afford now
- Existing shared owners looking to move
- Cannot afford to buy a suitable home without help
- Must be able to afford deposit and mortgage
What is Staircasing?
- Buy more shares in your home over time
- Usually in minimum 10% increments
- Price based on current market value
- Reduce rent as your share increases
- Can eventually own 100% outright
Costs to Consider
- Mortgage: Monthly payments on your share
- Rent: Typically 2.75% of HA share per year
- Service charge: Building maintenance
- Ground rent: If leasehold property
- Repairs: Usually 100% your responsibility
